Regional Property Manager

Work with the owner on all of the following:

• Manage, follow up and status reporting on open items for the owner
• Provide general oversight to each assigned apartment property on behalf of apartment ownership. Interface with, foster and maintain positive relationships and partnerships with key, internal, external and cross functional partners
• Read, interpret and assist in negotiating contracts
• Work closely with third party property managers, leasing agents, brokers, consultants and attorneys to oversee business plan implementation, budget vs actual on site staff, vendors, leasing activity, analysis and approvals
• Actively manage pricing of new apartment leases and renewals
• Conduct weekly or bi-weekly property visits and discuss with Owner
• Prepare necessary monthly, quarterly and annual reporting
• Negotiate third party contracts and oversee implementation of capital improvement and "value add" programs within the portfolio
• Help implement business plans for each apartment asset that will govern it's daily operations, position in the market and ultimate disposition
• Assist in the financing and/or sale  of apartment properties by providing relevant information, which is well organized and accurate
• Assist accounting in ensuring  financial controls and procedures are observed and utilized
• Coordinate web marketing (company and property level) for apartment communities
• Knowledge of RUBs implementation
• Ability to review delinquency in detail at property level
• A focus in improving the properties reputations over time

                         MUST BE A LOCAL CANDIDATE! Familiarity with Dallas and the surrounding areas is a priority!
