​LStar Ventures is looking for an extraordinary Director of Land Development to manage all LD work in our Charlotte office.  Currently there are four active projects.  Candidates need to have a minimum of 10 years similar experience and the desire to work with a terrific group of professionals.  Our company is a real estate development firm with communities all over the United States.  We specialize in employing outstanding talent to work with us!  If you are looking for a great work home, this is the place for you.  

  • KEY BUSINESS SKILLS / EXPERIENCE REQUIRED
  1. Bachelor’s degree in a relevant field (engineering or construction management) is required. An advanced degree would be beneficial.
  2. Minimum of 10 years experience with residential land development.
  3. Ability to forecast construction costs accurately and perform to budget/proforma.
  4. Complex problem solver who exhibits calmness under stress and creativity when presented with a challenge. Tenacity and flexibility are required.
  5. Able to work independently with minimal instruction.
  6. Unquestioned integrity and reputation within the community.
  7. Outstanding verbal and written communication skills with basic knowledge of correct spelling and grammar.
  8. Must be proficient in all Microsoft Office applications: Project, Excel, Word, Outlook.

  • KEY FUNCTIONAL RESPONSIBILITIES / ACCOUNTABILITIES
  1. Take commitments made in a PSA (Purchase & Sales Agreement) and map out all pre-closing, closing, and post-closing obligations for development.
  2. Expert contract negotiator for subcontractor work. Ability to obtain multiple bids, evaluate the bids, and put in a detailed spreadsheet to present analysis work.
  3. Determine scope of work and project design of all land development work including grading, storm water management, soil erosion, roadway development, utilities, and site planning.
  4. Establish excellent vendor relationships.
  5. Understand the fundamentals of land engineering and how to work in a complex infrastructure environment.
  6. Manage the on-site work of companies who are building both residential and commercial buildings. Be out on the site regularly.
  7. Understand budgeting. Prepare them for each subset of this project, present for approval, and then implement according to the agreed-upon budget.
  8. Interpret land development contractural commitments. Advise other senior managers of issues which may arise and solve for problems.
  9. Assist in the preparation, and possible presentation, for town meetings and meetings with potential land buyers.
  10. Maintain all approvals and permissions to proceed in regards to permitting. Coordinates with area municipalities for compliance with regulatory rules and requirements.
  11. Research and make suggestions for changes to zoning entitlements in undeveloped portions of new communities.
  12. Preparing and managing detailed construction schedules delivering projects on time within budget and safely.
  13. Maintain professional affiliations to enhance your professional growth and development.
  14. Ensure all Company activities comply with our stated and implied policies and procedures, as well as federal, state and local laws and regulations.
